M.O.R.E. Partners, LLC. office rehab project.
About Us
M.O.R.E. Partners, LLC. is a
new real estate management and investment company focused to
acquire, develop, and manage properties throughout Alameda
County creating revenue. Our core business is to acquire,
renovate, sell real estate to create an income stream.
Distressed property is one market to cull foreclosed,
fixer-upper, properties. Once the renovations are complete, we
will either put the property up for sale or keep them with the
goal of leasing them out or to use them for our company
purposes.
Our mission is to create partnerships with
different professionals who will help build a department, or a
company, or a real estate project. We offer office space,
management, and money to fund a project. We provide leadership
resulting in successful business ventures in a new office
building or a remodeled residential home.
We strive to create long-term sustainable value for our
investors through asset growth, increased profitability, and by
capturing opportunities with value added potential. We focus
significant resources on improving and expanding our affordable
housing business. At the same time, we endeavor to diversify and
expand our business by investing in and managing other types of
multifamily housing that will be a nonprofit program, such as a
woman’s shelter, day care, and other programs (e.g., stop
smoking, motivation, etc.). In addition, we are considering
additional programs, e.g., housing and business opportunities
for single mothers with skills and experience in business
related areas such as accounting, marketing, taxes, and sales.
Our first nonprofit project is housing and day
care, and at the other end of the block will be administration
that we have a 1,000 sq. foot office building on a 17,000 sq.
foot lot.
Our second project is to convert two houses and use them for a
business partnership in that we have a lease-option to purchase
ability.
Our stakeholders include our co-workers, the
owners of M.O.R.E. Partners, LLC, our
business partners, the owners of the properties we manage, the
residents who live and work in the properties, the government
agencies, regulators, and lenders we collaborate with, and our
vendors and suppliers. Individually and collectively, the
interests, goals, and objectives of all stakeholders are
important to the success of our company.
• We conduct our business with integrity,
vision, and compassion.
• We listen to the goals of our stakeholders, and align our
resources to exceed these goals.
• We create an environment where employees are empowered,
customer focus is the rule, innovation is rewarded, and
problems are solved.
• We are committed to continuous improvement and invest in
our people.
• We are selective and purposeful when evaluating new
business opportunities.
Socially Responsible – We believe that
being humanitarians is not only good business, but is simply the
right thing to do, providing that you can afford to give.
From net profits, a minimum of five percent will be donated to
the non-profit organization founded. Nonprofit services will
continue to develop once funding sources resume; as well as
other service organizations with whom the nonprofit may
collaborate. All team-members will contribute input into how
those funds are utilized.
In celebration of our commitment, we will
initiate public fundraising events to recognize team members’
contributions. A fundamental belief is that an organization,
which gives back to its community, will be rewarded through
patronage and genuine appreciation.
We are creating this Pilot Program that will
provide a better standard of living for many disadvantaged
families. These are families of women, who are trying to survive
in this difficult time; who are trying to make a living, but are
in need of a hand up, not a handout.
We are asking you to be our partner: turn a
reasonable profit, reduce your tax liability, and at the same
time be part of this noble effort that is providing hope, as
well as a better way of living.
This is just the beginning of similar programs
benefiting the disadvantaged in our local area.
M.O.R.E partners Cares as it takes care of its own and others. We have an
internal “charity,” for lack of a better term, that is designed
to provide help from M.O.R.E team.
M.O.R.E partners,
and their Associates, help by being part of fund raising to help
our own first, and then others secondly. We will be
participating in events such as taking a cruise and holding
silent auctions. We participate in such events because we want
to.
OK, this is some of what M.O.R.E partners does to help our own and others. What do
we do for our communities? I can only speak for ourselves in
that, we have made constructive accomplishments for our
community over the last ten years.
During the week of Christmas, we provided for
three-women and one male who needed shelter (where one of them
was just paroled straight from San Quentin Prison.) We secured a
donation of clothes for him that same night. The community
donated a Cappuccino Machine for him. Staff taught him how to
type. Within the next two days, a staff member acquired a
donation of a haircut and a beard trim (that was twenty years of
growth) for him. This is some of the things we like to do.

We acquire each property using a numbers approach that reduces
risk and increases our profit margin. Each property is analyzed
by a team of professionals BEFORE we make an offer. Our team
includes professionals in areas such as legal counsel, CPA and a
Real Estate Broker. If the deal makes sense financially after FOUR different experts approve it, then – and only then - we
close the deal quickly. Whether you are interested in an active
or passive role, we insist on including all principal partners
in the process to ensure the most successful outcome possible.
Our partners will make money on every transaction because we
know there is no "next time”. If you don't make money, we don't
make money. After all, we are both in business to profit, right?

We are willing to partner with you in some
respect. For instance are you a CPA, tax consultant, or
financial planner, but lack knowledge and experience in real estate and/or property
rehabbing? No problem, you manage the finances and we will
manage the construction. Or do you want to invest in us and let
us do all the work with your money secured in a first deed of
trust in our company? Sounds good, just sit back and get a
good return on your money and let us do part or all the work. If you would like to talk about
a possible partnership, or what type of return you can get on your money,
please tell us about yourself and what you are interested in.
Please include some general information and/or a resume in an e-mail before we have a meeting. We maintain a secure, private
database where your information will be kept confidential and
not shared with any outside parties.
If there is a way we can be profitable together, great! If
not...we part ways, confident there may be other opportunities
in the future. We never burn bridges, because your network often
resembles your net worth.
